FEATURED PROJECTS

COMMERCIAL DEVELOPMENT

Residence Inn Commercial Site Development at the Gulf Coast Town Center

AIM provided surveying, design, permitting, post-design, and construction phase services for the Residence Inn located within the Gulf Coast Town Center. The client and other investment stakeholders required an aggressive design and permitting timeframe, which was successfully implemented by AIM. Select aspects of the building, architecture, and amenities changed over time, which required ongoing and thorough communication with the client and architect. The initial design was efficiently completed to allow for subsequent interactive redesign efforts to be accommodated within the original design budget. To avoid impacts to guests, all roof drainage and yard drains directly tie into an underground stormwater network to avoid water from ponding during storm events

HEALTHCARE & INDUSTRIAL DEVELOPMENT

Park Royal Hospital Development

AIM provided site design, permitting, and construction services for the 68,000-square-foot psychiatric Park Royal Hospital, which included stormwater drainage and water/sewer elements. The constructed hospital is next to the Health Park Medical Center on a 3.85-acre site east of Bass Road on Park Royal Drive. The facility offers 76 inpatient beds to treat adult and geriatric patients. Due to stringent permitting agency requirements, healthcare & industrial development can be challenging to navigate. Our 40+ years of experience in Florida is proof of longevity in delivering permitted and constructed projects.

RESIDENTIAL DEVELOPMENT

AIM provided engineering design and surveying services for the residential development of 31 single-family homes. The driveway connection, internal roadway access, stormwater management system, and associated utilities were coordinated with the client to meet expectations. The permitting tasks included engagements at the local, state, and federal level. As typical in residential development, the services provided include site design, surveying (pre-design, subdivision platting, and construction stake-out), construction oversight, and post-construction certifications. Ms. Wilson has also completed successful residential development projects as the Engineer of Record and Project Manager for a variety of prominent residential-development clients including Lennar, Pulte, Ronto Group, DR Horton, Greenpointe, and Minto Communities.

REDEVELOPMENT

Headquarter Redevelopment of AIM’s Downtown Fort Myers’ Office Location

AIM provided planning, surveying, design, permitting, and construction phase services for the redevelopment of our headquarters office located in Downtown Fort Myers. A unique component of this project included rezoning of an abandoned alley way that was uncovered during the initial planning and surveying due diligence process. The complex has seen a variety of different uses throughout the years as a Lee County School Board location, a telephone company office, and a printing facility. A cow-dipping structure was uncovered, which further the emphasis on historical significance and land use changes of the location throughout the years. Previous uses did not account for modern American Disability Act (ADA) access requirements, landscape architectural buffers, or stormwater quality standards. This redevelopment and retrofit project included coordinating with permitting agencies to propose a site plan that met the state and local requirements while also meeting the functional needs of an engineering and surveying firm.
